Mortgages through brokers

The best mortgage isn't always at your bank.

We work with mortgage brokers who compare offers from several lenders and negotiate on your behalf. For buyers, investors, and sellers whose buyer needs financing.

How it works

Your case, at several banks at once.

A broker doesn't work for one lender: they present your case to several, compare what comes back and negotiate. You choose the offer, with the figures on the table.

Indicative calculation using a standard repayment loan. Excludes taxes and purchase costs. Final offers depend on each lender.

Who it's for

Three very different cases.

i.You're buying your home

You know your real budget before searching and negotiate with the financing already sorted.

ii.You're investing

Investment mortgages play by other rules: loan-to-value, how rent is counted and who holds title.

iii.You're selling

If your buyer needs a mortgage, someone should check their viability before the deposit contract.

iv.You don't live in Spain

Some lenders finance non-residents and others don't. The broker knows which, and on what terms.

FAQ

About financing.

How much does the broker cost?

The broker sets out their fees in writing before starting and only charges if you get the mortgage. Somos Norte charges you nothing for the introduction.

Can they finance 100 %?

The norm is up to 80 % of the valuation or purchase price, whichever is lower. There are exceptions, but be wary of anyone who promises it upfront.

I'm self-employed: do I have options?

Yes, though they ask for more paperwork: two years of tax returns, quarterly filings and bank statements. Some lenders are considerably more open than others.

Fixed, variable or mixed?

It depends on how much certainty you want and how long you expect to take to repay. The broker shows you all three with the payment for each.

Is the calculator reliable?

It's for orientation: it applies a standard repayment loan at the rate you enter. It excludes taxes, costs and insurance, and the real offer depends on each lender.
